Saltillo tile, terracotta tile, brick pavers and other similar tiles are usually sealed with a topical sealer or surface coating upon installation. This protective coating wears out without periodic maintenance. When the coating deteriorates and begins to crack and chip, it loses its ability to repel stains, oils, dirt, and other contaminates. Soon thereafter the tiles and pavers become a candidate for refinishing.
Stripping is done using a series of solvent or water based products suitable for the removal of the specific type of sealer on the saltillo, or terracotta tiles and brick pavers. Many sealers require very caustic, solvent-based strippers for their removal, while others will strip using gentler water based products. All work is done by hand; no machines are used on saltillio or terracotta tile or brick pavers due to their softness. Once the pavers have been fully stripped and detailed, they can be treated as though they were a new installation, allowing for coloring, staining, sealing and finishing as desired.

Coloring pavers is much more than choosing colors. Most of our paver colorants are actually three to six coats of different hue and intensity levels custom-combined to create a final appearance. The possibilities are endless: from light washing and aging to intense deep staining.

Topical sealers or surface coatings applied to pavers, brick, slate, and sandstone need periodic maintenance. These coatings wear down due to abrasive foot traffic and cleaning procedures. For topical sealers the maintenance procedure includes the following:
- Small furniture items and personal belongings are shifted as necessary, all significant furniture and area rugs remain in place, although rugs are usually rolled at the edges.
- The stone is thoroughly scrubbed clean by hand using a mild cleanser. Cleansers, dirt and rinse water are fully extracted from the stone and grout.
- If your pavers have a stained finish, color touchup is performed, restoring the color to its original glory. Grout colorants are also applied to stains or discoloration of the grout lines. See more info on grout cleaning and grout coloring.
- Several coats of sealer are applied by hand in the same manner as the original sealer application.
- This process usually takes three to five hours to complete in an average sized room. The floor is ready to walk on within a couple of hours of completion. No significant odor, dust or damage is created.
